Bastrop, Texas Housing Market: How to Read It Right Now

Market UpdateAugust 18, 20266 min read

Headlines about "the Texas market" rarely describe Bastrop County. Here's the short list of numbers I actually watch, and how to interpret them before you buy or list.

Bastrop is not Austin, and the numbers prove it

Most market coverage you'll read is written about the Austin metro as a whole, which is heavily weighted toward Travis and Williamson County activity. Bastrop County behaves differently: a large share of our inventory is new construction in master-planned communities, acreage tracts, and wooded custom homes in areas like Tahitian Village. Those three categories move on completely different clocks.

So when someone tells you "the market is slow" or "the market is hot," the first question is always: which segment, and which price band? A $280,000 resale near downtown and a $650,000 new build on acreage can be in opposite conditions in the same month.

The four numbers I check before every buyer or seller conversation

You don't need a dashboard. You need four figures for the specific segment you're in — I pull these fresh from the MLS for your price range and area before we make any decisions.

  • Active inventory in your price band — how many real competitors exist right now.
  • Months of supply — inventory divided by monthly sales pace; this tells you who has leverage.
  • Median days on market for homes that actually closed, not the ones still sitting.
  • Close-to-list price ratio — the honest measure of how much negotiating room exists.

Why new construction distorts the picture

In communities with active builder sections, builders can adjust incentives — rate buydowns, closing cost credits, design center allowances — faster than resale sellers can adjust price. That means a neighborhood can look like a seller's market on paper while a buyer is quietly getting a better effective deal from the builder down the street.

If you're selling a resale home in a community that still has builder inventory, you're competing with that incentive package, not just with other resale listings. That's the single most common thing sellers underestimate here.

What this means if you're buying

Get pre-approved first, then shop segments rather than the whole county. Decide whether you want new construction with amenities and an HOA, an established neighborhood close to downtown, or land with a home on it — the negotiation strategy is different for each one.

Ask for the incentive breakdown in writing on any new build, and price the trade-off between a lower purchase price and a lender-paid rate buydown. They rarely net out the same.

What this means if you're selling

Price to the last 60 days of closed comparable sales in your specific segment, not to what your neighbor listed at last spring. Presentation and photography matter more when buyers can tour a brand-new model home five minutes away.

If your home has something the builders can't replicate — mature trees, a bigger lot, a river-adjacent location, an ag exemption — lead with it in the marketing.
