Renting in Bastrop, Texas: How to Find a Lease That Actually Works

RentingJuly 29, 20265 min read

Bastrop's lease inventory turns over fast and much of it never makes it to the big rental portals. Here's how renters find the good ones.

Where Bastrop rentals actually get listed

Lease listings here come from three places: the MLS (agent-represented rentals), property management companies with their own portals, and private landlords advertising locally. National rental apps typically only capture a slice of that, and often the stalest slice.

That's why I keep a current lease list and share it on request. Rental inventory changes weekly, so a list is only as good as the day it was pulled.

Have your application packet ready before you tour

Good rentals in Bastrop can go under application in days. Renters who win are the ones who can submit the same afternoon.

  • Photo ID for every adult applicant.
  • Two most recent pay stubs or an offer letter with start date and salary.
  • Two to three months of bank statements if you're self-employed.
  • Prior landlord contact information and dates of tenancy.
  • Pet details: breed, weight, age, and vaccination records.

Understand the real move-in cost

Budget beyond first month's rent: application fees per adult, a security deposit, any pet deposit or non-refundable pet fee, monthly pet rent, and utility transfer deposits. Ask which utilities the tenant pays and whether lawn care or trash is included — in acreage-area rentals it usually isn't.

Read these lease clauses carefully

Pay attention to lease term and renewal terms, early termination penalties, maintenance request procedures, yard and pool responsibility, and whether the landlord intends to sell during your term. If the home is on septic or a well, ask who handles maintenance and what you're responsible for.

Renting now, buying later

A lot of my clients lease for a year to learn the area before buying. If that's your plan, choose a lease term that lines up with when you'd realistically want to close, and start talking to a lender well before the lease ends so you know your number.
