The Relocation Checklist for Moving to Bastrop, Texas
Everything I walk relocation clients through, in the order it actually needs to happen — including the local details that surprise people moving in from out of state.
Start with the lifestyle question, not the listings
Bastrop offers three genuinely different lifestyles, and picking the wrong one is the most expensive mistake I see. Master-planned communities like The Colony give you new homes, amenities, sidewalks, and an HOA. Established neighborhoods near downtown give you mature trees and walkability to Main Street. Acreage gives you privacy and space, along with septic systems, wells, and longer drives for groceries.
Before you look at a single listing, decide how much land you actually want to maintain and how far you're willing to drive for daily errands.
Verify the commute yourself
Highway 71 is the main artery toward Austin and the airport. Commute times from different Bastrop communities can differ meaningfully depending on where you enter the highway and what time you leave.
If you'll be commuting, drive it once at your actual departure time before you write an offer. No online estimate substitutes for that.
Nail down the practical infrastructure
This is where out-of-state buyers get caught, because utility service in Bastrop County is address-specific rather than city-wide.
- Water: city service, a water supply corporation, or a private well depending on the address.
- Wastewater: city sewer or an on-site septic system that needs its own inspection.
- Electric: provider varies by area; confirm before you assume a rate.
- Internet: speeds and providers vary street to street — check the specific address, not the zip code.
- Trash: some areas have curbside service, others require a private subscription.
Schools, districts, and boundary lines
District boundaries don't always match neighborhood names or mailing addresses. If schools matter to your decision, confirm the assigned campus with the district directly for the exact address before you commit.
Insurance, flood zones, and wildfire awareness
Get an insurance quote during your option period, not after closing. Ask specifically about the property's flood-zone designation and, in the wooded Piney Woods areas, about defensible-space and roofing considerations. These are normal, manageable questions here — they're just questions you want answered before your money is non-refundable.
The order of operations
Get pre-approved, pick your lifestyle segment, tour in person (or by video if you're out of state), write the offer, then use the option period aggressively for inspections, insurance quotes, and utility confirmations.
Common questions
How far is Bastrop from Austin?
Bastrop sits southeast of Austin along Highway 71. Actual drive time depends on your neighborhood and time of day — most clients plan on roughly 40 minutes to southeast Austin outside of peak traffic and verify it themselves before buying.
Do I need to visit before buying?
Not necessarily. I run video tours for out-of-state clients regularly, but I always recommend at least one in-person trip before the option period ends.
Have a question about this? Just ask.
