Selling a Home in Bastrop: Competing With New Construction

Seller GuideJuly 22, 20265 min read

Your real competition may not be another resale listing. Here's how to position a Bastrop home against a brand-new model home with a rate buydown.

Identify who you're really competing with

Before we set a price, I map every active competitor within your buyer's realistic search: resale listings, builder standing inventory, and to-be-built options. If a builder nearby is offering closing cost credits or a rate buydown, that changes the effective monthly payment a buyer compares to your home — and price alone won't answer it.

Lead with what a builder can't sell

Mature trees. A larger or wooded lot. Established landscaping and fencing already paid for. Proximity to downtown Bastrop or the river. No active construction traffic. Blinds, gutters, a finished backyard, and a shop — all the things a new build charges extra for or leaves to the buyer.

These become the headline of your marketing, not a footnote in the description.

Prep work that pays for itself

Paint, deep cleaning, and decluttering return the most per dollar. Fix the visible deferred maintenance a buyer's inspector will flag anyway — roof issues, wood rot, HVAC service, and any plumbing drips. Then invest in real photography, including drone shots if you have land or a view.

Pricing strategy in a segmented market

The first two weeks generate the most qualified traffic you will ever get. Pricing above the market to "leave room" spends that window and usually costs more in the end than starting at the right number. I'll show you the closed comps and the active competition side by side so the decision is yours with full information.

Timing and net proceeds

We'll run a net sheet before listing so you know your estimated proceeds under a few price scenarios, plus what a buyer's closing cost request would do to that number. No surprises at the closing table.
